Applying for Residency

Anyone who wants to rent a room at Plaza Arms must fill out an application. Applicants may fill out and submit the application form online, or come to Plaza Arms at 501 N. Central Avenue and get a form at the front desk. For more information, call 312-212-1212.

There is a $35 non-refundable application fee. The Building Manager uses the information to run a background check on the applicant. The check takes approximately three days. Applicants for SRO rooms will be turned away if they have been convicted of committing sex offenses, serious assaults, or serious felonies.

When the results of the background check have been received, the Building Manager calls the applicant to offer a room, or to say they do not qualify.

If the applicant is offered a room, he or she will sign a Room Rental Agreement when they move in. The agreement covers areas such as non-payment of rent, behavior, keeping the room clean and free of garbage and large piles, and safety issues. All rooms are inspected quarterly. There is a $50 non-refundable move-in fee.

Rent is paid on a weekly or monthly basis. Individuals with a monthly income may pay by the month. Their rent is due on the first day of each month. People who do not have a regular monthly income pay by the week. Payment is always due on the same day of the week they moved in.

Rents should be paid to the Front Desk Clerk on duty or the Building Manager. For rents and all fees, Plaza Arms accepts only money orders and debit cards, no other forms of payment.

Full payment is expected on the due date, and a $10 late fee will be charged if the rent is more than two days late. If a tenant cannot pay the rent, the Building Manager will start eviction proceedings.
